Scan to BIM refers to the process of the 3D laser scanning of a physical space or site. The scan is used to create an accurate digital representation of the site, which can be used for planning, designing, assessment or evaluation.

We provide scan-to-BIM modelling services to a number of sectors, including architects, retailers, surveyors and main contractors. In addition to Scan-to-BIM models for architectural and structural building elements for many of these customers, we also provide MEP scan to BIM services to consulting engineers, MEP designers and MEP contractors.

Our BIM models are typically created using Revit Architecture and Revit MEP. The raw survey data – a compilation of data from the rapid processing of millions of data points and images from the site in question allow us to manage the scan to BIM process.

We are also able to use the raw survey data and images from laser survey tools with a range of specialist software tools to create accurate architectural and MEP models that reflect the current state of the building. Scan to BIM tools provide a marked improvement in an existing-condition survey compared to surveys using traditional measures.

Scanners can identify details of the surface of a structure for point cloud information. Point clouds can thus include precise and large amounts of data. Point clouds can be converted to object-based BIM models. Scanned data is converted to BIM data.

Using VDC in construction increases productivity, facilitates communication between all stakeholders, decreases risks, errors and rework and thus reduces costs, labour and project design time. VDC also efficiently manages the challenges of MEP coordination, which were previously dealt with using hand-drawn installation drawings.

Point Cloud to BIM

Our point cloud to BIM modelling service is used to create accurate models for as-built purposes as well as for retrofit, refurbishment and renovation projects. We commonly combine scan to BIM models for existing buildings with models for new/renovated areas of a building. Our models include all current building elements such as beams, columns, ceilings, internal walls, external landscape elements and MEP fittings. Point cloud to BIM modelling is widely recognised to be more accurate than traditional surveys that are conducted using measuring tools.

The 3D BIM model that we create from laser scan data has intelligence embedded within it, providing information, such as construction materials, condition and costs. In addition to creating 3D models in Revit from point cloud data, we also model other building alterations and changes from architectural and structural drawings, such as false ceilings and additional structural elements, all such elements can also have data attached and embedded within them, providing a more detailed set of data extracts for the entire existing and proposed elements of a building.
