MEP Modelling
MEP (or MEPF) modelling involves creating mechanical, electrical and plumbing systems that define spaces and zones in a building model. Mechanical, electrical, plumbing and fire models include:
Mechanical Systems
Models of duct systems for the building’s heating and cooling needs, placing air terminals, mechanical equipment and duct routing layouts and HVAC plants, chillers, fan coil units, fire dampers, grille and diffuser layouts.
Electrical Systems
Models of electrical systems (circuits) to place devices, lighting fixtures and electrical equipment, including ladder, tray and containment, as well as lighting and electrical fixtures and controls.
Plumbing Systems
Models of plumbing systems by placing mechanical components and assigning them to a supply or return system to determine the best routing for the plumbing
Fire Systems
Models of fire protection and prevention systems, including sprinkler mains and sprinkler distribution as well as prevention equipment, such as sensors, detectors and alarms.
MEP Fabrication Models
DfMA and prefabricated modules, which include most or all MEP systems within a structural frame that fits into corridors, risers or plant rooms
What We Provide
We deliver detailed MEP models in the BIM format as part of our MEP BIM services. These spatially coordinated models are used by contracting and installation teams to fit into the overall design schedule.
We create 3D MEP coordinated models using BIM software for detailed spatial coordination, which consider fitting requirements, lagging, access and efficiency of services/system runs. We can work within a modular or pre-fabricated MEP environment, creating detailed fabrication and module drawings..
XS CAD provides:
- Dedicated 3D MEP (M&E) modelling support services for lead designers and multidisciplinary consultants, MEP contractors and consultants
- MEP modelling services on a standalone basis or as part of the complete design, including the structure and the services
- HVAC CAD modelling, pipework CAD modelling, public health/plumbing/drainage CAD modelling, electrical CAD modelling
- Installation drawings and shop drawings, taken from the MEP model
- MEP prefabrication models for risers, corridors and plant rooms
Our modelling services are used to validate the design of MEP services. We typically also produce installation drawings and shop drawings from MEP models and also develop MEP prefabrication models and drawings.
Design Stages We Cover
MEP BIM models are created by MEP designers and contractors throughout the MEP design process and supply chain. They are created to generate drawings for different stages of the various design stages. We currently provide MEP BIM services for all stages of the MEP design process, including:

- As-fitted (record or as built) stages.
Software We Use
We use Revit MEP for BIM modelling or AutoCAD MEP for traditional 3D modelling. We use Autodesk Navisworks to perform interference analysis checks to validate our models and ensure optimum layout efficiency.
We use BIM 360 Design (formerly known as C4R) cloud collaboration technology to help our customers collaborate, share and review MEP 3D models on a single cloud platform within multiple teams and across countries.
Our BIM models can also include CoBIE data and output for schedules and material information.
